Spanish Translations – Texas REALTORS®

I’m working with a prospective buyer who only speaks Spanish and has his son translate to English. I know Texas REALTORS® provides Spanish translations of some forms, like the Residential Buyer/Tenant Representation Agreement (TXR 1501) and One to Four Family Residential Contract (Resale) (TXR 1601, TREC 20-18). Can I just have my client sign the Spanish versions of these forms?

No. The Texas REALTORS® provides Spanish translations for informational purposes only. You can provide a Spanish translation to help explain the contract terms, but you should ensure that your client understands he must sign the English version. There’s even a disclaimer in English and Spanish at the bottom of all of TXR’s Spanish translations that states the English version of the form must be provided to the consumer and the translation may not be used in lieu of the English version.
