Stay Safe in the Country

Prepare for rural showings with safety in mind.
Background

Suburban and city showings have safely features it's easy to take for granted: a cell signal, neighbors at home nearby, and streets that provide a quick exit. But when you're showing remote rural property, none of that is guaranteed. Being prepared for the terrain can help keep you safe.

Assume you'll lose cell signal

Print or download a map and directions before you leave. Remember that sharing your location on your phone may not work when you're out of range, so set up a check-in for when you expect to be back in cell coverage. Share the gate location of the property as a pin or coordinates or leave a copy of your map. If working in remote areas becomes a regular part of your business, consider getting a satellite phone or subscribing to satellite service for your cell phone.

Find out who has access

Is there a hunting lease on the property? Are there agricultural or grazing tenants? Could crews for minerals, pipelines, or utilities be there? Check with the sellers to see who has access and how to reach them.

Back in or pull through so you can leave without making a three-point turn. Don’t let a client’s vehicle box you in. And keep your keys with you. Unless it’s an emergency, though, refasten any gates you open.

Dress for the conditions

Wear boots, long pants, sunscreen, and something on your head. Fire ants, rough ground, and thorny brush come with the territory. Often snakes do, too, so don’t put your foot or hand down anywhere you can’t see. Bring water for you and your client and advise them on what to wear when you set the appointment.

Being prepared can help keep you safe and let your rural showings go more smoothly.
