An updated appraisal report structure that has been years in the making is already being used in some cases and will be required for all GSE-conforming loans by November 2026.

The new format, called the Uniform Appraisal Dataset (UAD 3.6), starts with a standard front page and gives appraisers more opportunities to add descriptions with photos and expanded sections when needed. The changes are intended to make information easier for readers to understand while increasing the data that underwriters can analyze.

Real estate agents can best serve their clients by becoming familiar with the new reporting structure and communicating with appraisers about information needed for the report.
