Often used after a contract terminates, the Release of Earnest Money (TXR 1904) form allows buyers and sellers to release themselves, their brokers, the title company, and the escrow agent from liability under a contract. The form includes space to instruct the escrow agent on how to distribute the earnest money. Release of Earnest Money can be used with residential, commercial, and farm & ranch properties.
