This course provides Texas real estate license holders with a comprehensive understanding of the factors influencing housing affordability, access, and long term homeownership outcomes in Texas. It examines the growing gap between community goals for affordable housing and the development patterns that often replace it, while emphasizing the industry standard definition of affordability as housing costs not exceeding 30% of gross income. Through a research based and solutions focused approach, the course explores how wages, zoning, school ratings, infrastructure requirements, and local policy decisions shape housing availability and consumer opportunity.
