I find those updates in older home in modestly priced neighborhoods tend to get more bang for the buck VS high end remodeling in higher end and recently built out communities (That would be under $250,000/1970s and older in Houston).  Fully updated kitchens and baths with new cabinets, tile, counter tops really get Buyers excited.  The more we see in hardwood floors is also a plus.  Sometimes a few updates help, but the more “complete” the home is, the better.  We typically see 75%-90% return on most investments.
