3 actions you must take to get your Texas broker’s license

Maybe you’ve been a sales agent for quite some time, or you’re new to the business and eventually want to start your own brokerage. Whatever the case, there are some requirements you must meet before being eligible for a Texas broker’s license. Here are a few steps you must take before applying.

You need some active experience. The Texas Real Estate Commission requires that you have at least four years of active experience in Texas as a real estate license holder during the 60-month period prior to filing an application.

You need 3,600 points. Your active experience as a real estate license holder must come through specific types of real estate activities, which are worth a certain number of points. For example, you earn 300 points for each closed purchase or sale of a property. You can see what qualifies for points by viewing TREC’s Supplement A-Qualifying Experience Report for a Broker License (TREC No. BL-A). Only experience from the five years prior to the date you submit your application can be used for the form, and you’ll need to show documentation that supports the experience you include, such as listing agreements and contracts.

You need hundreds of hours of qualifying real estate courses. TREC requires 270 classroom hours of certain qualifying real estate courses, including Law of Agency, Law of Contracts, and Real Estate Brokerage. In addition, you’ll need to take 630 classroom hours in related courses acceptable to TREC. A bachelor’s degree or higher from an accredited college or university will satisfy these additional requirements.

I’m a Texas Broker that would like to broker an office other than my own (since 2003).  Is there somewhere I can get my name out to see if there is a need?

I liked most of requirements but I am not sure about how the number of points work?!

1. I would like to know how many percent of active agents would like to have brokerage license?
2.How many percent of agents will spend time for all of the lease paperwork with this low points?!and what the landlords will do?
3.I think International Real Estate Practice is totally missed!
4. What happens if an agent has moved in different brokerages working with different Online Transaction companies.
I wish Lots of luck for all of teal estate professionals for 2017.

I have 37 yrs as a licensed agent and am now considering acquiring a broker license….I am not sure all my closed sales over the years are available.  I have discussed what is needed with Champions Real Estate school and I seem to have enough. I’ll fill out the forms and see if I qualify. I do not have a college degree but had one year at U of H. Any advice is appreciated.
