12 ways to stay safe when showing properties

REALTOR® Magazine produced a video with 12 steps you can take to increase your safety when showing properties to people you don’t know. Here they are:

  1. Hold the first meeting with a prospective buyer at your office—not at the property you’re showing.
  2. Before leaving your office with a person to show a property, do three things: Make a copy of the buyer’s ID to keep on file; let someone else know where you’re going, who you’ll be with, and when you expect to return; and invite someone you know to go with you.
  3. Install and use a safety app on your smartphone, and make sure your phone is fully charged.
  4. Ask someone you know to check in with you by phone at a pre-determined time. Use code words to express your comfort level.
  5. Don’t park where your car could be boxed in.
  6. Use your phone’s camera to document the vehicle license plate numbers of the people you meet.
  7. Arrive for appointments early and scout the area around the home.
  8. Before showing a vacant home, identify all possible exits.
  9. Talk about your upcoming appointments so the person you’re with knows you’re expected somewhere else.
  10. When practical, encourage buyers to tour the home themselves while you wait by the front door. If you must act as a guide, let the buyer lead while you follow.
  11. Avoid closets, attics, and basements, and never allow a stranger between you and the door.
  12. Be assertive and confident. If you feel uncomfortable, excuse yourself from the situation.

I am supportive and agree that a CHL is a valuable asset. In order for your firearm not to become a danger to yourself and others it is important to learn to use it, not just at a stationary bench at a firing range.  Professional trainers (I am not one) are available that can help increase your skill level in various situations. It is written in many places that the best defense is SITUATIONAL AWARENESS.

Agreed, Paul Harmon, get your CHL license and carry your handgun.  I was in a situation once where a man locked the door and threatened me.  I got my license and will never be unprotected again.

I also don’t agree with #10 about allowing the prospective buyers to tour the home themselves while you wait by the door - if the house is occupied.  I thought it was our responsibility to accompany them in each room so we can be mindful of the owner’s possessions.  At least I do.
