Who certifies inspectors? How do I get a property’s mineral rights?I had several houses inspected by someone who isn’t certified by the Texas Real Estate Commission. I was recently told that any real estate inspection should be handled by a TREC-certified inspector. Is that true? Read more.

Can the county make me pay taxes from before I owned a property? What constitutes normal wear and tear?Last week, I received notice from the county that I owe them back taxes. It seems they recently discovered that my land was merged with another lot before my purchase, and taxes are owed on that other lot. The county has given me 15 days to pay these taxes for the five years before I purchased the property. If I don’t pay, the county will sell my property for delinquent taxes. What can I do? Read more.

If I die first, does my second husband get the house?I was awarded my home through a divorce decree, and the deed was changed to my name only. I remarried while I was still paying off the mortgage. The home is now paid off. Is the home community property? If I predecease my husband, would it be easier for him to sell if his name is also on the deed? Read more.

How long do I have to keep tenant records?My tenant moved out. I sent her a letter explaining why I deducted money from her security deposit along with a check for the remainder of the deposit.
